Project Assessment and Feasibility

We review with the client the project concept, including site (if applicable), what client hopes the project will achieve, financing plans, challenges. Then we provide a Project Assessment/Feasibility analysis setting forth high level overview of site assessment, financing options, community engagement approaches, services model, possible partnerships, and likely hurdles

If project appears feasible, Altman meets with client to set forth the key steps required to move the project from concept to execution with an associated time line. This project “game plan” then becomes the blueprint for moving forward.

Transaction Services

Our team is experienced in helping our clients manage the transactions required for a project to move to execution: creating if needed new corporate structures, purchase/leasing of property, review and approval of architectural plans, closing on financing documents, executing operating agreements, developing Memoranda of Understanding with key parties, such as community partners.

For each of these transactions, we work with our clients so that they are leading and we are supporting their roles in these transactions.

Development

Having developed over 3500 units of affordable housing and numerous not for profit service projects, Claire is well positioned to strategize with the client as to the optimum approach to taking a project from concept to execution including:

• Clarifying concept 

• Assembling project team: architect, contractor, owner’s rep, attorney, etc.

• Securing site control (if required)

• Developing project budgets – capital and operating

• Identifying financing options; preparing financial analyses; arranging meetings with investors/lenders

• Developing community engagement strategies

Management

We assist our clients in identifying management services if needed, vetting these companies, and assisting in the selection process.
